Ongoing development at P&V
15 Silver Street has been purchased jointly by Peacock and Verity Community Spaces and the housing association which will be managing the four upstairs rental flats for local people. An agreement is in place for Peacock and Veirty to purchase the whole property within 5 years.
Due to the condition of the building, personal situation of the previous owners, and the complexity of the project, the purchase took four years to complete.
Funding has been received from the Architectural Heritage Fund, Harrogate Borough and now North Yorkshire Council’s Community-Led Housing Team, Tees Valley Combined Authority, and the National Lottery Heritage Fund. This has been for a Development Phase typical for multi-faceted regeneration projects of this nature.
The phase includes:
. securing and stripping out the building including considerable old stock
· ensuring the physical stability of the building, which is in very poor condition
· detailed and extensive surveying and removal / securing of asbestos, dangerous electrics etc
· examination and testing of the structure (including the discovery of a previously unknown cellar!)
· developing project plans to RIBA3 standard with architects, heritage surveyors and quantity surveyors
· obtaining planning permissions and associated clearances for the project
· developing community involvement and volunteering alongside visitor profile
· with leading experts producing a a series of feasibility and business plans and supplementary documentation to cover the period from now until the fifth year of opening
· and covering other professional fees including legal, insurance, accounting, and project management
The improvements to the frontage of the building and the example Victorian shop and Edwardian tearoom for Sheep Fair weekend were enabled by funding from the TV production company Factual Fiction, who are filming a documentary on the project, as a one-off taster of what will come when the project reaches fruition. Our thanks go to an enormous effort by many local volunteers, tradesmen for making it a success and to the many locals, regional organisations and businesses who donated artefacts, expertise, and above all time.
Peacock and Verity is a project of considerable and unusual complexity, combining retail (including the post office), café, heritage, education, training/skills, and housing elements in a unique and delapidated building within a conservation area. The time it is taking to fund and develop a heritage and economic regeneration project of this nature is to be expected and will ensure the future of this landmark building within Masham, benefiting the town’s economy, culture and heritage.
Peacock and Verity Community Spaces is a Charitable Community Benefit Society held accountable to the Financial Conduct Authority and managed by a board of Directors.. It has been registered since September 2023 having converted from a non-profit company limited by guarantee accountable to Companies House. All governance details can be found on their respective websites and annual accounts are posted to these websites.
